Bathroom renovations in Sydney
Stripped back & built, not resurfaced
A complete bathroom renovation means taking the room back to the frame and building it again properly. New waterproofing, new plumbing, new tiling, and whatever is behind the walls dealt with rather than covered over. We design it and we build it, from the first drawing to the final clean.
Since 2009 we have built over 200 Sydney bathrooms, from compact ensuites to full master suites
Free, no obligation. You’ll meet Rick, not a salesperson.

Nu-Trend renovates bathrooms across Sydney.
A complete bathroom renovation means the room is stripped back to the frame and rebuilt, not resurfaced, which is the only way to deal with what is behind the walls and under the floor.
We are a licenced plumbing and renovation company run by Rick Karagiannis and Rob Te Maipi, who have worked on the tools together since 2009 and hold NSW contractor licence 217859C for plumbing, drainage, gasfitting and bathroom renovation.
A complete bathroom renovation with us covers;
- The design and layout.
- Demolition and rubbish removal.
- Product selection and sourcing.
- Subfloor and wall preparation
- Plumbing and drainage to AS/NZS 3500:2025, waterproofing to AS 3740:2021
- Tiling, electrical, lighting, painting, a custom made shower screen and final fit-off.
We renovate main bathrooms, master bathrooms, ensuites, laundries and apartment bathrooms across the St George and Sutherland area, the Inner West, the Eastern Suburbs, the North Shore, the Northern Beaches and the Inner City.

What Sydney homeowners say about their master bathroom

Bathrooms we have built in Sydney homes
Every photo is a bathroom our team built, we don’t use stock photography it is all our work.
Bathroom renovations designed around how your household actually uses the room
A bathroom is the most used room in most Australian homes and the one people put up with the longest. Tiles that were fashionable two owners ago. A shower that has been slowly leaking for years. A vanity that has never had enough storage for the number of people using it.
What changes when the room is done properly is not just how it looks. It is how the morning goes. Whether two people can be in there at once. Whether the shower drains the way it should. Whether the towels are dry. Whether you stop noticing the room at all, which is the real sign that a bathroom is working.
Every bathroom in a house does a different job. The main bathroom takes the traffic and has to survive teenagers. An ensuite has to work quietly at six in the morning. A small bathroom has to give back floor space it never had. An apartment bathroom has to satisfy a building as well as an owner.
We build all of them, and the reason we separate them rather than treating a bathroom as a bathroom is that the decisions genuinely differ. What does not differ is what sits behind the tiles. The waterproofing, the falls, the substrate and the plumbing are done the same way in every room we build, because that is the part you never see and the part that decides whether the room is still right in fifteen years.
We only renovate using premium brands & products
What is included in a bathroom renovation
Design and
layout
We plan the layout with you before anything is priced, covering where each fixture sits, how the door swings, where the circuits run and how the tile setout lands on every wall. Getting this right first is what keeps a fixed price genuinely fixed.
Product &
materials
We help you select and source everything going into the room and pass on our trade discount, often saving up to 30 percent against retail. Market leading brands, chosen for how they will last rather than for what they cost us.
Demolition &
rubbish removal.
The room is stripped back to the frame and the floor structure, with access paths through your home protected on the way in and out. Every load of waste is removed and disposed of, and that cost sits inside the quote rather than arriving later.
Subfloor &
wall preparation.
Once the floor and walls are stripped we set the room out with laser alignment equipment so it sits square, the falls run true and the finished room is usable. What is under the floor and inside the walls is not visible until then.
Waterproofing to
AS 3740:2021
Carried out by our own waterproofer rather than whoever is free that week, taken to the correct heights up the wall, with a water stop angle at the shower and bond breakers through every internal corner. Your certificate is issued at handover.
Tiling, plumbing &
final fit-off.
Walls are checked and packed straight before a single tile goes up, and tiles are set out so cuts land at the ends of walls rather than the middle of the one you look at. Plumbing to AS/NZS 3500:2025, then fixtures and fit-off.
Custom shower screen
Measured and made for your finished room after the tiling is complete, rather than bought off the shelf and retrofitted to walls that were never quite square. It is included in every package we quote, not offered afterwards as an upgrade.
Electrical & lighting
New lights, exhaust fan, power points and any heated rail or underfloor circuit, all roughed in before the walls close up because none of it can be added neatly afterwards. Lighting is planned so the room works at night as well as at seven.
Inspection & certificates
CCTV camera inspection of the plumbing, pressure and circuit testing at each stage, then your waterproofing certificate, compliance paperwork and the written ten year workmanship guarantee, handed over as a complete set on the day we finish.

Things that go wrong in typical bathroom renovations
See it for yourself: a two-year-old bathroom that has to be gutted. Rick walks former NRL player Braith Anasta through a bathroom that was sold as a quality build.
- No water stop angle on a second storey.
- A cracked tile from bad gluing.
- A shower screen pulling away from the wall.
- A silicone joint disconnected from floor to wall.
It’s less than two years old and it’s coming out.
Here are three things that go wrong in high end bathrooms, and what they cost to fix.
Waterproofing done to pass a look, not a standard
A single coat brushed on and signed off looks identical to a full system on the day it goes down. The difference appears two years later as swollen skirting in the next room or a stain on a ceiling below. It cannot be repaired without demolishing the room, which is why it is the one line in a quote never worth shopping on price.
No water stop angle at the shower or the doorway
A water stop angle is a small metal section that stops water travelling past the wet area under the tiles. It costs very little and takes minutes. Left out, water tracks out of the bathroom and into whatever is next to it. We have photographed this on second storey bathrooms where the first sign was a ceiling stain in the room below.
Tiling straight over a floor nobody looked at
Tiling over soft sheeting or moved bearers is faster, cheaper and completely invisible on handover day. The tiles crack, usually within two years, and by then the membrane underneath has failed too. It is the single most common reason we get called back to somebody else’s work.
How the renovation runs, start to finish
Since 2009 we’ve built over 200 bathrooms and we have developed a simple process.
Create, Plan, Prepare, Build, Enjoy.
Nothing gets skipped and nothing gets sprung on you.
Typical timeline: 14–28 days. Anyone promising a full bathroom in five days is describing new taps and paint, not a rebuilt, re-waterproofed room.
Create — the visit
Rick comes to your place, looks at the room, and talks through what you want. Thirty to forty five minutes. No obligation, and no follow up calls chasing you afterwards.
Plan — The written quote
You receive a written fixed price with everything itemised. If there are unforeseen items like subfloor repairs we flag that immediately.
Prepare — before anyone picks up a tool
Fixtures are selected and ordered, the program is set, and trades are booked in sequence before anything is demolished.
Build — protect, strip, inspect, then rebuild
Access paths are protected, the room is stripped, the structure is inspected, and the rebuild runs to the program. You are updated at each stage, including who is arriving the next day.
Enjoy — clean, certify, hand over
The room is cleaned, the waterproofing certificate is issued, and Rick walks it through with you before handover.
Timing
A complete bathroom renovation typically takes 14 to 28 days from demolition to handover.
- The waterproofing has to cure between coats and cannot be rushed, which is a fixed number of days regardless of room size.
- Larger tile and stone installations take longer to set out and lay.
- The shower screen is measured after tiling is finished rather than ordered in advance, which adds around a week but means it fits.
We will give you a program with dates before we start and we will tell you which of those dates are fixed and which can move.

8 reasons Sydney homeowners choose Nu-Trend over a cheaper quote
You'll deal with Rick the licenced director from the first phone call to the final walkthrough
No salesperson on commission, no account manager, no call centre. The person who quotes your bathroom is the person on the tools building it, and it's written into your contract that you speak to Rick or Rob and nobody else.
You'll get a fixed price in writing within 24 hours, itemised line by line
You'll see exactly what you're paying for and what stage each payment falls at 10% on approval, then staged through the build. The number only changes if you change the scope, or if we find something and quote it to you first.
You'll know what's behind your walls before we tile over it
Once the room is stripped we inspect the plumbing and electrical, run a CCTV camera through your pipes, and check the room is square. Anything we find comes to you with a quoted solution, not a phone call after the fact.
You'll have one licenced team instead of five separate tradies to chase
Rick and Rob are licenced plumbers, drainers, gasfitters and bathroom renovators. Everything else like electrical, carpentry, tiling, painting or glazing is managed for you by people they've vetted since 2009 and who work to their standard.
You'll stay living in your home the whole time
Floors and furniture protected with foam matting and taped walkways, photos taken before we start, and the site cleaned at the end of every day. Most bathrooms are done in 14–28 days.
You'll get a bathroom built to last decades, not until the warranty runs out
Plumbing and drainage to AS/NZS 3500:2025, Waterproofing to AS 3740:2021 with a certificate issued to you. Water stop angles where they belong. Custom stainless drains. Custom-made shower screens measured to your finished room in every package, not as an upgrade.
You'll get the designer's eye without the designer's invoice
Layout, tile selection, fixture choice and how it all works together — sorted with you during the process. Plus if you want, Rick will supply your fixtures at trade cost. That's often thousands back in your pocket versus engaging a designer and buying retail.
You'll be told the truth, even when it costs us the job
If the budget won't stretch to doing it properly, Rick will tell you to leave the bathroom alone rather than disturb working waterproofing for a result that won't last. He's said it to plenty of people who could have been customers. It's why 270+ reviews read the way they do.

A room four times the floor area costs roughly 17 percent more, not four times more.
The difference between the smallest and largest bathroom is a few square metres of tile. The labour is close to identical, because we still do the project management, the drop sheeting, the demolition, the rubbish removal, the same curing time for screed and waterproofing, the same number of tiling visits and four separate waterproofing visits, and the same carpentry, painting, electrical and plumbing.
Size sets the floor.
What you choose sets the ceiling.
What the tiers include
- Basic — design and layout consultation, end to end project management, CCTV camera inspection of all plumbing, hydro jet pipe clearing, floor protection, disconnection of old plumbing and electrical, demolition, all rubbish removal, floor framework preparation, render or re-sheet all walls, new waterproofing with certificate, floor tiling, wall tiling to ceiling, toilet, vanity, towel rail, shower head and taps, new wall cornice, ceiling and cornice painting, four new ceiling lights, new exhaust fan, power points to existing locations, professional room clean, and a custom made shower screen.
- Deluxe — everything in Basic, plus wall framework preparation and three new power points.
- Premium — everything in Deluxe, plus an interior design consultation, a 3D virtual design mock up and 2D site plan drawings.
These prices are a guide for labour only, including GST, based on typical inclusions for each room size. Every job is different and your price will be tailored to what you actually want.
- The difference between the smallest and largest bathroom is only a few square metres of tile. The labour is close to identical, because we still do the project management, the drop sheeting, the demolition, the rubbish removal, the same curing time for screed and waterproofing, the same number of tiling visits and four separate waterproofing visits, and the same carpentry, painting, electrical and plumbing. That is why room size moves the price far less than most people expect.
- What moves it more is what you choose. A 1.5 × 1.5 bathroom can exceed $50,000 with underfloor heating and a circuit upgrade, natural stone instead of porcelain, a steam shower, or a wall moved to make the room larger. Size sets the floor. Your choices set the ceiling.
Discounts on bathroom products
We pass on our trade discounts for all bathroom products, which can create savings of up to 30 percent on retail prices. If your budget is under $20,000 we are not the right fit and we will tell you that up front. For the full market picture, see our bathroom renovation cost guide.
Common options.
- Underfloor heating with a new circuit runs $1,650 to $3,850
- Customised stone finishes $3,300 to $6,600
- Removing a wall $5,500 to $11,000.
The full list of 23 priced options is on our bathroom renovation cost guide.
Nu-Trend vs a cheaper renovation quote
This is what the $4,000-$8,000 gap between quotes actually buys you.
Most of the gap between our quote and a cheaper one is in details you will never see once the room is finished. Here is exactly where it goes.
| Item | Nu-Trend | A cheaper quote |
|---|---|---|
| What happens on site | ||
| Tile layout | Set out before we start, so cuts fall where they should and nothing cracks from being glued and stressed the wrong way. | Started at one wall and worked across. Awkward cuts land in the middle of the wall you look at every morning. |
| Plumbing set-out | Laser marked, so pipework lands exactly where the fixtures need it. | Measured by tape and eye. Discovered at fit-off, when the wall is already closed. |
| Water stop angles | Installed where they belong. The single detail that decides whether a leak stays in your bathroom or ends up in the ceiling below. | Frequently left out entirely. Invisible on handover day, and impossible to add later. |
| Waterproofing | Market-leading brands, applied in-house to AS 3740:2021, with a certificate issued to you. | Generic product bought on price, applied by the cheapest subbie available that week. |
| Plumbing and drainage | To AS/NZS 3500:2025, by us. We hold the plumbing and drainage licence ourselves. | Subcontracted, often to whoever is free that week. |
| Floor drains | Custom stainless steel, made for your floor. | The standard plastic grate that stains and clogs. |
| Shower screen | Custom made, measured to your finished room. Included in every package, not an upgrade. | An off-the-shelf unit retrofitted to a space it was never made for. Around $600. |
| Your home during the build | Foam matting, taped walkways, furniture covered, and photos of your home taken before we start so there is no argument about what was already there. | $20 painter's sheets, and your word against theirs about the scratch on the hallway floor. |
| Hidden damage | Nobody can price the subfloor or wall framing before demolition, us included. If we find damage we stop, photograph it, price the options, and you decide before anything is covered. | Tiled straight over, or a phone call after the fact demanding more money with the room already stripped. |
| Rubbish removal | Every load removed and disposed of, priced inside the quote. | Frequently excluded, then billed as a variation, or left in your driveway. |
| Who you are dealing with | ||
| Who quotes the job | Rick, the licenced director who then builds it. | A salesperson on commission who will not be on site. |
| Who does the work | The same plumber, tiler and waterproofer on every Nu-Trend job. | Whoever is available. If something fails in three years, there is nobody left to call. |
| The price | Fixed, itemised, in writing within 24 hours. It only changes if you change the scope. | Same line items, no detail on what has been excluded to reach the number. |
| If something goes wrong | One person responsible, and it is Rick. | Chase the company, who will chase the subbie, who has moved on. |
| Licensing, insurance and warranty | ||
| Licensing and insurance | NSW licence 217859C, $20M public liability. Verifiable on the Fair Trading register. | Often bypassed to keep the quote low. Ask to see the licence number. |
| Home building compensation cover | Held for every job over $20,000, certificate provided before work starts. | Ask to see the certificate before you pay a deposit. They cannot legally take one without it. |
| Statutory warranties | 6 years major defects, 2 years other, under the Home Building Act 1989 (NSW). | The same statutory minimum, assuming they are still trading when you need it. |
| Workmanship guarantee | 10 years, written into your contract, on top of the statutory warranties. | Verbal, or as short as the law allows. |
Every line above is something you can ask any renovator to put in writing. If they will not, that is the answer.

The shower screen.
An off the shelf screen costs around six hundred dollars and assumes your walls are square. They rarely are. We measure and order the screen once the tiling is finished, which costs more and means it fits the opening you actually have rather than the one the catalogue assumed.

The waterproofing.
A single coat costs a few hundred dollars and passes a visual inspection. A full system, taken up the walls to the correct height, with a water stop angle at the shower and bond breakers in the corners, costs closer to two thousand. It is the only part of a bathroom that cannot be repaired without demolishing the room.

The subfloor and the wall framing.
Cheaper quotes tile straight over whatever is there. If the sheeting is soft, the bearers have moved or the studs are wet, the tiles crack and the membrane fails, usually within two years. Nobody can price this before demolition, us included, because nobody can see through a tiled floor or wall. The difference is that we say so, we stop when we find it, and you see photographs and options before anything is covered.

The rubbish.
A bathroom strip out produces more waste than most people expect. If it is not in the quote, it either appears as a variation or it sits in your driveway.

The trades
We do not subcontract to whoever is available. The same plumber, tiler and waterproofer work on every Nu-Trend job, which is why the guarantee is worth something.
None of this is unusual.
It is the ordinary cost of doing the work properly, and the gap between our number and a cheaper one is usually close to the value of the five items above. If you have three quotes in front of you and ours is the highest, the difference is almost always in these items.
They are the things that do not show up in a photograph and do not get mentioned on a walkthrough.

Why you should avoid cheap bathroom renovation quotes
Appointments available in the next 10 days.
Why two quotes for the same bathroom can differ by twenty thousand dollars
Two builders can walk the same room, write the same list of fixtures, and arrive at numbers that look like they are for different jobs.
The gap is almost never in what you can see. It is in the substrate under the tiles, the waterproofing system, whether the screen is made for your room or bought to a catalogue size, and whether rubbish removal is in the number or waiting to become a variation.
What a cheap quote is actually telling you
A number well below the others is not a discount, it is a specification. Something has been left out to reach it, and the items removed are always the ones you cannot see once the room is finished.
That is not dishonesty in every case. It is often a builder pricing what the market will accept and intending to make the difference back through variations.
The questions that separate the quotes in front of you
Ask what happens if the subfloor needs replacing.
Ask which Australian Standard the waterproofing is done to and whether you receive a certificate.
Ask when the shower screen is measured.
Ask whether rubbish removal is included.
Four questions, and the answers will sort your quotes faster than the prices will.
Why we would rather lose the job than win it on price
We have been called in to replace bathrooms less than two years old. It is the least satisfying work we do, and it is always the same causes.
If our number is higher than another quote you are holding, ask us to show you where the difference goes.
If the answer does not convince you, use the other builder.
Is Nu-Trend the right fit for your bathroom renovation?
Not every renovator suits every project. Here is who we work well with.

You want the room stripped and rebuilt, not resurfaced

You want one company and one contract

You have quotes that do not explain themselves

You are renovating more than one room

You want it done once
When we are not the right fit
If your budget for the whole job is under $20,000 we will tell you on the phone.
If you are renovating purely to sell and want the cheapest presentable result, there are companies that do that work well and we are not one of them.

Frequently Asked Questions
Everything Sydney homeowners ask Rick before they commit, including the questions most renovators would rather you did not ask.
Cost and quoting
How much does a bathroom renovation cost in Sydney?
As a labour-only guide including GST, a small bathroom starts around $24,000 and a larger room can reach $48,000 depending on scope. Fixtures and tiles are chosen and bought by you, and Rick can supply them at trade cost if you would like.
Your quote is fixed and itemised, so the number you see is the number you pay unless you change the scope. There is a full breakdown, including optional extras and worked examples, in our bathroom renovation costs guide.
Why is your quote higher than the other two I have got?
Because of what is in it.
A bathroom renovator's licence and the HIA insurance that protects you cost thousands in lodging and council fees before a single tile goes down. Bypass them and the quote drops. Same with a $600 off-the-shelf shower screen instead of a glazier measuring your finished room, or a $600 waterproofing job instead of an $1,800 one.
None of that shows on a quote template. All of it shows up later. Our scope is itemised specifically so you can hold it against the others and see what has been left out of theirs.
Will there be additional costs on top of my quote?
No. Your quote is a fixed price, and it already carries allowances for the unknowns we have met over 17 years of renovating Sydney homes.
What genuinely sits outside it: council or strata application fees, asbestos in an older home, concealed damage behind walls or beneath the floor that could not be seen at quoting, structural surprises, and any change you make to the agreed scope once work has started.
If a variation comes up, we price it and get your written approval before we do the work. Plenty of companies quote low and then hit clients with large variations once the room is demolished and they have no choice. We would rather tell you the real number on day one.
How do I get quotes I can actually compare?
An accurate quote needs a clear scope that every contractor is pricing against. If your brief is vague, or each company gets slightly different information, none of the numbers coming back represent the same job.
Nail down four things before you invite anyone in. Define exactly which room or space is being renovated. Decide whether it stays within the existing walls or the room gets bigger. Confirm whether plumbing, electrical, lighting, doors and windows stay where they are. Confirm the products to be installed.
With those fixed, every contractor can estimate the labour accurately, the quotes become genuinely comparable, and your decision comes down to value and how you feel about working with them.
Do you supply the tiles, vanity and tapware, or do I buy them?
Either way works. Most clients choose their own fixtures and tiles and we guide the selection so everything works together, using free 3D design software so you can see the scale and layout before anything is bought.
If you would prefer not to source it yourself, Rick will supply everything at trade cost through our supplier accounts, which is usually well below retail. We coordinate delivery either way so it arrives on site at the right time.
One condition: everything needs to be on site before we start. A late or faulty client-supplied item stops the job, and a wrong-sized one causes fitment problems that have to be resolved before we can continue.
Do I pay a deposit, and how do payments work?
A deposit of 10% secures your start date, then the balance is paid in staged progress payments tied to completed milestones. You never pay for work that has not been done, and the schedule is set out in your written contract before anything starts.
The stages are: deposit, demolition, rough-ins completed, tiling completed, fit-off done, handover.
Under NSW home building rules the deposit is capped at 10% for contracts over $20,000, and progress payments must be linked to work actually completed.
Timing and living arrangements
How long does a bathroom renovation take?
Most take 14 to 28 days from demolition to handover, with the majority finished around three weeks. The timeline depends on the size of the room, whether the layout is changing, and how much preparation the existing structure needs once it is stripped.
The time is not spent laying tiles, it is spent waiting. Screed and render need to cure. Waterproofing needs multiple visits with drying time between coats: one for the floor, one or two for the walls, then grout, then silicone. Your custom shower screen can only be measured once the tiling is finished, and then it has to be made.
You will get a written timeline with your quote.
Why do some companies quote two weeks when others say three to four?
Because a complete renovation physically cannot be done properly in two weeks.
Waterproofing, screeds and adhesives have manufacturer-specified drying times that cannot be compressed, and trades should not be working on top of each other to squeeze a schedule. Any company guaranteeing two weeks for a full strip-out is cutting a corner somewhere you cannot see, usually behind the tiles.
Our projects take 14 to 28 days because we build bathrooms to last decades, not to hit a marketing claim. Cheaper and faster usually means paying twice.
Can we still live in the house while you are working?
Yes, and nearly all our clients do. Your water and electricity stay connected throughout. Only the bathroom itself is out of use.
We protect floors and furniture with proper foam matting and taped walkways, photograph the property before we start, and clean the site at the end of every day. There will be dust and there will be tools in your home, but you will not be moving out.
Where do I shower while the bathroom is being renovated?
Most clients use a second bathroom or an ensuite for the two to four weeks of the build. If the bathroom we are renovating is the only one in the house, tell Rick at the consultation.
We can sequence the work so the toilet is reconnected as early as possible, and plan the tiling and waterproofing window around you. Plenty of clients arrange a shower at a family member's place, a gym or a neighbour's for that stretch. It is shorter than most people expect.
Who does the work
Will a salesperson turn up at my house?
No. You will meet Rick, and sometimes Rob. They are the directors, they are licensed, and they are the ones who will build your bathroom.
It is written into our contract that you deal directly with Rick or Rob for the whole project rather than through an account manager or a customer service team.
Who will actually be in my home?
Rick and Rob are on the tools at your site, supported by our own team rather than a rotating cast of unknown subcontractors. Everyone on site is licensed, insured and introduced to you at the start.
Your property is protected with floor and furniture coverings, the site is tidied at the end of every day, and you get a progress update each evening so you always know what is happening tomorrow.
Will Nu-Trend act as the principal contractor?
Yes. Nu-Trend is engaged as the sole principal contractor for your renovation, run by licensed builder Rick Karagiannis, and we carry the whole job from strip-out to final fit-off.
You deal with one company and one point of contact, not a list of separate trades you have to chase and coordinate yourself.
Our own employees are the demolition team and the carpenters. The plumber, electrician, tiler, waterproofer and painter are engaged as subcontractors because each must hold a licence in their own trade. A builder cannot sign off on a plumber's or an electrician's work. Every one of them is licensed and separately insured.
Are you licensed and insured, and can I check?
Yes, and we would encourage you to check. Every licence on your job can be verified yourself through the NSW Fair Trading licence check.

We carry $20 million public liability insurance through HIA and hold HIA Home Owners Warranty. We are members of the Housing Industry Association and the Master Builders Association. All work complies with AS/NZS 3500:2018.
Is the project covered by Home Building Compensation insurance?
Yes. For residential building work over $20,000 we take out Home Building Compensation cover through iCare before work starts, and we give you the certificate.
This is the scheme formerly known as Home Warranty Insurance. It protects you if the work cannot be completed, or defects cannot be fixed, because the builder becomes insolvent, dies, disappears or loses their licence.
A certificate is issued for each job and given to the owner before any deposit is paid or any work commences. That is a legal requirement, and it is worth checking that whoever you hire actually does it.
How the work is done
What is your waterproofing method, and how is it certified?
Waterproofing is built into every bathroom we do, never treated as an optional extra, and it is the single step that decides whether your bathroom lasts twenty years or two.
We install a complete system that exceeds Australian Standard AS 3740, developed over years of trial and error. A two-layer membrane goes directly onto the subfloor and is left to cure before the sand and cement bedding is laid. Once that is dry, a further membrane layer goes on top, creating a sandwich rather than a single coat. Water stop angles are installed where the shower floor meets the wall.
The work is carried out by a licensed waterproofer, and we photograph the finished membrane before any tiling goes down so there is a permanent record. On completion you receive a certificate of compliance along with the photographs.
Most bathroom failures we are called to inspect trace back to this one step being rushed, subcontracted to whoever was cheapest that week, or skipped where nobody would see it.
What happens if you find something unexpected once the bathroom is stripped?
We stop and show you.
After demolition we inspect the plumbing and electrical, run a CCTV camera through your pipes and check the room is square. Anything we find comes to you with a quoted solution before we proceed.
If we discover illegal plumbing or electrical work from a previous renovation, we report it with a quoted fix. If we suspect asbestos in an older home we stop work, and where it is likely we would ask you to have a tester attend before we start. Licensed removalists handle anything substantial.
What you will never get is a surprise on the final invoice.
Can you tile over my existing tiles?
We can, but we recommend against it, and we will explain why before you decide.
Tiling over old tiles means building on top of old waterproofing with no way to know how much life is left in it and no way to guarantee against a future leak. The adhesion methods used are also unreliable. A primed surface may hold for months, but tiles laid this way commonly crack or detach over time.
Stripping back to the substrate and re-waterproofing costs more upfront. It is the only way we can stand behind the work with a 10-year guarantee.
Can you improve my water pressure?
Honest answer: no renovation can increase your actual water pressure. It is set by Sydney Water at the mains in your street, and nothing done inside a house or apartment changes it.
What we can do is make sure your fittings are not making it worse. Some water-saving fixtures restrict flow badly, and choosing the right tapware and shower head can create a noticeably stronger flow. But that is an effect of the fittings, not a change in pressure.
We would rather tell you that straight than promise something plumbing cannot deliver.
What are my options for heating a bathroom?
Three: a ceiling-mounted heat, fan and light unit, electric underfloor heating, or in-wall heating installed behind the tiles, which can also replace a heated towel rail.
Underfloor heating makes most sense in a larger room with real exposed floor area, and it needs a dedicated circuit which adds to the electrical cost. In a compact room a heated towel rail usually delivers more comfort for less money, and keeps towels dry between uses.
We will recommend what suits your room size, layout and budget during your quote rather than upselling the most expensive option.
Can I have a floating vanity without seeing the pipe underneath?
Usually yes, and we will always do our best to conceal the pipework inside the wall.
Occasionally it cannot be moved, because of a single-skin brick wall, undersized piping or a strata restriction. We assess this during your on-site quote, and anything affecting the outcome is listed on your written quotation so there is no disappointment on handover day.
Scope, approvals and property types
What counts as a complete bathroom renovation?
Stripping the room back to the building's framework and building an entirely new bathroom. Flooring, walls, waterproofing and tiling all installed new, along with plumbing, electrical, fixtures, ventilation and painting. It can include changing the floor plan to create a different layout.
That is a different thing from a refresh, which replaces what you can see and leaves what you cannot. A refresh is cheaper and it is sometimes the right call, but it is not what we do, and it will not carry a 10-year workmanship guarantee.
Do you renovate apartments, units and townhouses?
Yes, and we have done a lot of it since 2009, including second-storey bathrooms where a leak becomes the neighbour's problem.
Apartments add constraints a house never has: strata approval, waterproofing that protects the unit below, shared services, and lift and lobby protection during demolition. Because we are licensed plumbers as well as renovators, relocating fixtures within a building's constraints is handled in-house rather than subcontracted.
We prepare the strata pack most committees ask for. There is more detail on our apartment bathroom renovations page.
Do I need council approval to renovate a bathroom in NSW?
A like-for-like bathroom renovation generally does not, as it is usually exempt development.
Approval can be needed if you are altering the building structure, moving external walls, or adding a window or skylight. Strata properties need owners corporation approval regardless of what the council requires.
We will tell you exactly what applies to your job at the consultation, and handle the paperwork.
Can you renovate a bathroom and laundry at the same time?
Yes, and it is usually the cheaper way to do it. The trades, the site setup and the project management are already in place, so combining the two costs less than running them as separate jobs months apart.
We also convert laundries into bathrooms, and combine adjoining rooms to create a larger space. See our laundry renovations page for what that involves.
What if I do not know what I want yet?
That is most people, and you do not need anything decided before you book.
Rick will talk through layout, tile selection and fixtures during the consultation and give you the designer's perspective without you needing to engage one separately. We create a simple 3D mock-up of your room so you can see scale and layout before anything is bought.
It is not as detailed as hiring an interior designer, but it is considerably better than working from sketches on paper, and it costs you nothing.
After the job
What warranty do I get on the work?
Ten years on our workmanship, written into your contract. That sits on top of the cover you already have by law in NSW — six years for major defects and two years for minor ones under the Home Building Act — so the guarantee runs well past the point most renovators stop answering the phone.
It covers our work: a loose towel rail, grout letting go, hinges failing. It does not cover wear, misuse or damage. Anything you bought carries its own manufacturer warranty, which passes straight to you.
What happens if something is not right after completion?
You contact us, we inspect, and we rectify any covered defect. We are your sole point of contact.
Because Rick and Rob own the business and did the work themselves, there is no chasing a departed subcontractor or arguing about who is responsible for what.
At handover we leave you with every certificate and warranty, so you have a complete record for your own files, for strata if you need it, and for a future buyer.
