Five things we check in a St George or Shire home before we quote.
The houses around here were mostly built between the 1950s and the 1980s, and that era hides specific problems. Every one of these is inspected on the free visit and priced in writing before demolition day.

Concrete cancer and damaged slabs
Many homes from Penshurst to Sans Souci sit on concrete slabs or suspended concrete floors, and water that has been getting into them for years spalls the concrete and rusts the reinforcing. The Penshurst spa bath job and the Sans Souci bathroom on this page both needed the floor repaired before we could build. We open it up, show you, and price it as its own line.

Fibro and asbestos
The Shire and St George have thousands of fibro cottages and 1960s to 1970s homes with asbestos cement sheeting in bathroom walls and under floors. If we suspect it on the inspection we tell you, and it is removed by a licensed asbestos contractor before any of our trades go in.

Old plumbing in 1970s units
Hurstville, Kogarah, Rockdale and Miranda have a lot of 1970s unit blocks where the galvanised pipes and original stacks are at the end of their life. The Hurstville unit on this page had plumbing surprises behind the wall. We CCTV the drains and check the water pipes before quoting so you are not paying for it as a variation.

Waterfront and sloping blocks
Kyle Bay, Blakehurst, Sylvania Waters, Oatley and Sans Souci are full of split level homes on sloping or reclaimed ground, with long drainage runs and floors that have moved. We check the fall of the floor and the drain runs, because moving a toilet or shower here is a different job to moving one on a flat block.

Making small 1960s bathrooms bigger
The classic brick veneer bathroom is small, with a separate toilet next door. Knocking the two together, as we did in Monterey and Sylvania Waters, gives you a walk in shower and a bath in the same room. We check which walls are load bearing and where the plumbing can go before we draw anything.

It can be. Cracked or spalling concrete under a bathroom usually means water has been getting in for a long time and the reinforcing is rusting. We open it up on the inspection, photograph it, and price the repair as its own line so you can see it before you commit.
Our house is a 1960s fibro. Will there be asbestos?
