Five things we check in an Inner West home before we quote.
This is where a cheap quote on a terrace or a unit turns expensive. Every one of these is inspected on the free visit and priced in writing before demolition day.

Timber floors and what is under them
Most pre war Inner West homes sit on suspended timber floors, and decades of slow leaks rot the sheeting, joists and bearers without a sign above the tiles. The Lewisham and Leichhardt bathrooms on this page both needed floor repairs before anything else. We inspect under the floor where there is access and price any repair as its own line, typically $2,500 to $12,000, so it never arrives as a surprise.

Asbestos sheeting
Homes built or renovated before the late 1980s often have asbestos cement in the walls or under the floor. The Leichhardt job had it in the floor. If we suspect it we say so at the quote, and it is removed by a licensed asbestos contractor before our trades go in.

Heritage conservation areas
Haberfield is a heritage conservation suburb and much of the Inner West sits in conservation areas. An internal renovation that leaves the outside of the house alone normally needs no council approval. A new window or a duct through a heritage facade might, and we flag it before you commit.

Unit blocks in Ashfield, Marrickville and Dulwich Hill
Strata approval, by-law work hours, lift bookings and protecting the common areas. The Ashfield unit on this page is a typical example. We prepare the strata submission for you and work within the hours the building sets.

Narrow terraces and no parking
Shared driveways, no off street parking and front doors a metre from the footpath are normal here. Deliveries and rubbish removal are planned around it and floor protection runs from the street to the bathroom door.

How much does a bathroom renovation cost in the Inner West?
A complete renovation stripped to the frame and re-waterproofed is $30,000 to $55,000 for most homes, and above $55,000 once the layout changes or premium materials are used. Do I need council approval in a heritage conservation area?
Usually not for an internal renovation that leaves the external walls, roof and windows alone. Changes to the outside of a heritage listed house or one in a conservation area can need approval, and we tell you before quoting if your job does.
My house is an old terrace with timber floors. Will that cost more?
It can. The bathroom floor on a pre war terrace has often been wet for decades and the sheeting, joists or bearers may need repair before the new floor goes down.
